    (extra cabinets, pantry, large island)

Home Condition Fee

Assessed during the walkthrough to ensure fairness. Most monthly homes naturally fall into Level 2 or Level 3 simply because more time passes between visits.

  • Level 1 — Low Traffic (+$0)
    No pets • Minimal buildup • Light household use

  • Level 2 — Moderate (+$20)
    One pet • Kids • Some clutter

  • Level 3 — High Traffic (+$40)
    Kids + pets • Noticeable fur • High-use areas

  • Level 4 — Heavy Dirt / High Shedding (+$60–$100)
    Multiple pets • Thick fur • Heavy buildup • Large family

Because monthly cleanings happen less often, I allow extra time for deeper dusting and buildup so your home gets that fresh, fully-reset feeling every visit.

Base Rate - $150

This base rate covers your kitchen, 1 living space, hallway, dusting, surfaces, and floors, with extra time built in for the deeper reset that monthly homes typically need.

Final Price Formula

$150 base + room add-ons + condition fee = your total monthly rate

First-Clean Reset: The initial cleaning is 30% more to allow extra time to deep clean and bring your home up to the Cleaning by Ashley standard. After that, your regular recurring rate begins.
